About the Project:
We are overseeing the phased transformation of a private residential estate in North London, involving a mix of new-build homes, internal refits, structural extensions, and comprehensive landscape and garden redevelopment.
The site consists of multiple detached and semi-detached properties requiring careful coordination of structural, architectural, and aesthetic elements. The estate will be developed in stages, with work carried out on both unoccupied and occasionally occupied buildings, requiring precision, professionalism, and minimal disruption to surroundings.
Role Overview:
We are seeking a Construction Project Manager with 5–10 years’ experience managing high-end residential construction projects. This role demands strong leadership in sourcing and managing specialist subcontractors across all trades, and driving each phase through to completion—safely, on time, and within budget.
You will be responsible for day-to-day site activities, subcontractor onboarding and supervision, scheduling, and working closely with consultants, architects, and owners to ensure delivery at a premium standard.
Key Responsibilities:
• Subcontractor Procurement & Management
• Identify, vet, and appoint suitable subcontractors for trades such as groundwork, bricklaying, MEP, roofing, glazing, joinery, landscaping, and decorating
• Negotiate terms and scope of work; ensure contracts and insurance documents are in place
• Manage performance, quality standards, and adherence to schedules
• Project Planning & Execution
• Create and manage detailed work programmes
• Liaise with structural engineers, architects, and designers
• Coordinate sequential works across trades to maintain progress without delays
• Site Operations
• Oversee all on-site works and inspections
• Maintain health & safety compliance (HSE, CDM where applicable)
• Control logistics, deliveries, access, and site security
• Financial & Reporting Duties
• Monitor budgets, progress valuations, and variations
• Report regularly to the client with status updates, risks, and mitigation plans
Candidate Profile:
• 5-10 years of experience in residential construction or property development
• Proven track record of managing subcontractors and delivering multi-phase projects
• Strong technical knowledge of UK construction standards and building control
• Highly organised, proactive, and confident managing both paperwork and site activity
• Excellent communication skills - must be able to coordinate between professionals and trades on site
• Proficiency with MS Project or similar scheduling tools is a plus
• SMSTS or equivalent certification preferred
