Senior Quantity Surveyor
Job Overview-
An exciting opportunity has arisen for an experienced Senior Quantity Surveyor to join a leading main contractor or residential developer delivering high-quality new-build residential schemes across London.
This role offers the opportunity to take commercial responsibility for major residential developments, working closely with project, design, and operational teams to ensure projects are delivered profitably while maintaining the highest standards of quality and client satisfaction.
The successful candidate will have a proven track record of managing the commercial aspects of residential new-build projects, from procurement through to final account settlement.
Key Responsibilities
- Take full commercial responsibility for residential new-build projects from pre-construction through to completion.
- Prepare, manage, and monitor project budgets, forecasts, and cash flow.
- Procure subcontract packages, negotiate terms, and manage subcontractor accounts.
- Prepare and submit valuations, applications for payment, and final accounts.
- Monitor project costs and identify opportunities to maximise value and profitability.
- Manage variations, change control procedures, and contractual entitlements.
- Review and negotiate subcontract agreements and supplier contracts.
- Produce accurate cost reporting and commercial updates for senior management.
- Work closely with operational and design teams to ensure commercial objectives are achieved.
- Assess and manage project risks and opportunities throughout the construction lifecycle.
- Support and mentor junior members of the commercial team where required.
- Maintain strong relationships with clients, consultants, subcontractors, and key stakeholders.
Requirements
- Proven experience as a Senior Quantity Surveyor within a main contractor, developer, or residential construction environment.
- Strong background delivering residential new-build developments, including apartment schemes, housing developments, and mixed-use projects.
- Excellent understanding of construction contracts, commercial management, and cost control processes.
- Experience managing projects from procurement through to final account.
- Strong knowledge of JCT forms of contract.
- Ability to manage multiple workstreams and prioritise effectively in a fast-paced environment.
- Excellent negotiation, communication, and stakeholder management skills.
- Degree-qualified in Quantity Surveying, Commercial Management, or a related construction discipline.
- Membership of the Royal Institution of Chartered Surveyors (RICS) is desirable but not essential.
